Quick tip - if you run into any issues with your claim or need to talk to someone, I had good luck with a service called Claimyr that helps you get through to Washington ESD agents. Saved me a lot of frustration when my claim had some complications.
Apply now and don't second-guess yourself. I've helped several friends through this process and the ones who filed immediately always had smoother experiences than those who waited for various reasons.
The most important thing is to file as soon as possible and then stay on top of your weekly claims. Don't let anything slide because it's hard to catch up later.
I had a friend who got approved while on unemployment but had to put down 25% instead of the usual 10-20%. Higher down payment sometimes makes lenders more comfortable with riskier income situations.
Has anyone mentioned looking into seller financing? If the seller owns the house outright, they might be willing to act as the bank and finance it themselves.
The biggest improvement is probably the real-time updates. In the old system, you'd submit paperwork and have no idea what was happening until you got a letter weeks later. Now you can log into SAW and see exactly where your claim stands.
Overall I think we're much better off now despite the problems. The old system was slow, inconvenient, and you had no visibility into what was happening with your claim. At least now we have options like online filing, real-time status updates, and services like Claimyr to help when you need to reach an agent.

Keep detailed records of all your job search activities. If you do qualify for a new claim, having good documentation will help if there are any questions about your eligibility or job search efforts.
