Can you buy a house while on California EDD unemployment benefits?

So I've been on unemployment for about 4 months now after getting laid off from my logistics coordinator job and I'm actually in a weird situation. My partner and I had been saving up for years to buy a house and we finally have enough for a down payment. We're pre-approved through our credit union but the mortgage officer is asking about income verification and I'm currently living off California EDD unemployment benefits while job searching. Has anyone actually tried to buy a house while collecting UI? Like does it count as income for mortgage purposes? And more importantly - does buying property affect my eligibility or benefit amount in any way? I don't want to accidentally trigger some kind of overpayment situation or get my benefits cut off right when we're about to close. Really stressed about this and can't find a clear answer anywhere.

This is actually a more common question than people think. To answer the most important part first - receiving unemployment benefits does NOT disqualify you from purchasing real estate. California EDD doesn't have any rule that says you can't buy a house while collecting UI. Your eligibility is based on whether you're able and available to work, actively searching for jobs, and not earning wages that exceed your benefit amount. A real estate purchase is a one-time asset transaction, not earned income, so it doesn't affect your weekly benefit calculation at all.

0 coins

Oh that's such a relief to hear. I was genuinely terrified that buying a house would somehow trigger a review or something. So I don't need to report the purchase to EDD at all?

0 coins

Correct - you don't report asset purchases to California EDD. You only report earnings from work. The purchase price of a home is not income. Now the mortgage lender side is a separate conversation entirely.

0 coins

This is right. I work adjacent to the housing industry and this comes up. EDD benefits CAN count as income for mortgage qualification purposes depending on the lender but you need documentation showing the benefits are ongoing and expected to continue for a certain period.

0 coins

The mortgage qualification part is actually the trickier issue here. Most conventional lenders (Fannie Mae / Freddie Mac guidelines) will count unemployment income IF you can show it's likely to continue for at least 3 years. Obviously unemployment benefits don't last 3 years so most conventional loans won't count UI as qualifying income. FHA loans have similar issues. You might have savings/assets that help you qualify based on other criteria though.

0 coins

Yeah our loan officer mentioned something about this. We have decent savings and my partner is employed full time so we're hoping to qualify primarily on their income. Just nervous about how my situation affects the application overall.

0 coins

same boat as you last year, we ended up qualifying mostly on my spouses income and the EDD stuff didn't really matter in the end. just make sure you're honest on the application about everything

0 coins

Exactly - if your partner has sufficient income to qualify on their own then this becomes much less complicated. The lender just needs to document your unemployment status accurately on the loan application.

0 coins

One thing I'd flag - while EDD benefits don't count as income that affects your ELIGIBILITY, you should still be keeping up with all your weekly certifications and job search requirements during this time. The home buying process can get really consuming and people sometimes slip on their certifications or forget to log their job search activities. Missing a week or certifying incorrectly is what actually gets people in trouble.

0 coins

Oh wow I hadn't even thought about that. You're right that the closing process alone is going to take up so much time and mental energy. How many job search activities do I need to be doing each week currently?

0 coins

Right now California EDD requires 3 job search activities per week for most claimants. Things like submitting applications, attending job fairs, creating profiles on job sites, even certain workshops count. Keep your records because if you're ever audited you need to show documentation.

0 coins

the job search thing is SO important, my cousin got flagged during a review and had to appeal a disqualification because she couldn't prove her job search activities from like 6 weeks prior. keep EVERYTHING documented

0 coins

Had to deal with EDD during a house purchase situation and trying to get any kind of confirmation or documentation from them was an absolute nightmare. I needed a letter from EDD showing my benefit amount and expected duration for the mortgage company and I spent THREE WEEKS trying to get someone on the phone to help me get that documentation together. The automated system kept looping me and every time I called I'd wait an hour then get disconnected.

0 coins

Oh no. This is exactly what I'm afraid of. Did you ever manage to get the documentation?

0 coins

Eventually yes but only after I found this service called Claimyr. A friend told me about it when I was venting about not being able to reach EDD. You go to claimyr.com and they basically hold your place in line and connect you to an actual EDD agent. There's a video demo at https://youtu.be/JmuwXR7HA10 that explains how it works. Got through to someone within a couple hours instead of spending weeks trying. The agent was able to help me get the benefit verification documentation I needed for the mortgage company.

0 coins

I've heard of Claimyr too, used it when my claim went into adjudication. Works pretty well honestly, beats the alternative of calling 40 times and getting nowhere

0 coins

wait so owning a house doesnt affect unemployment? like what if you rent rooms out or something??

0 coins

Good clarifying question. If you're RENTING OUT part of the home and collecting rent money, that rental income could potentially be reportable depending on circumstances. Passive rental income is generally not considered 'wages' for EDD purposes but if you're actively managing multiple properties it gets more complicated. For a primary residence purchase the OP is describing - no issue.

0 coins

oh ok that makes sense. i was just curious cause my landlord told me i couldnt be on unemployment and own property which sounds made up

0 coins

Yeah that's completely made up. There's no such rule. Plenty of homeowners collect unemployment benefits when they're between jobs.

0 coins

I'm gonna be real, the lender documentation thing is going to be your biggest headache not the EDD side. I bought a house two years ago while I was actually between EDD claims and the amount of paperwork my lender wanted was insane. They wanted explanation letters for everything. If you're actively ON benefits they're going to want to understand your employment situation really thoroughly.

0 coins

Did your employment gap cause issues with the final approval?

0 coins

It delayed things by about 2 weeks because they kept asking for more documentation. Just be really organized and proactive about giving them everything upfront. Don't wait for them to ask for stuff.

0 coins

this 100%. lenders are going to scrutinize every line of your application, being proactive saves so much back and forth

0 coins

Something worth knowing - California has no law preventing unemployment recipients from owning or purchasing real estate. The EDD eligibility criteria are specifically about your availability for work and job search compliance, not your net worth or asset holdings. Rich people with huge investment portfolios can collect unemployment if they were laid off and are otherwise eligible. Assets ≠ income in EDD's framework.

0 coins

This is really helpful framing. I think I was confusing it with like means-tested programs like Medi-Cal where assets can affect eligibility. UI is different.

0 coins

Exactly right - you're thinking of needs-based assistance programs. UI is an insurance program you paid into through paycheck deductions. It's not means-tested, it's based on your work history and reason for separation.

0 coins

i didnt know that either about it being insurance based. makes more sense now why they dont care about your assets

0 coins

Going through something adjacent to this right now. My claim just hit a weird snag - it went into adjudication for like 2 weeks with no explanation and I'm freaking out because we're supposed to close on a refinance next month and I need my benefit payments to be consistent for income documentation. Has anyone dealt with random adjudication holds mid-claim?

0 coins

Adjudication holds mid-claim usually happen when EDD flags something in your certification - like an employer disputes a week, or your responses to the weekly questions triggered a review. It doesn't necessarily mean anything is wrong, sometimes it's just a random audit.

0 coins

I haven't done anything different. Same job search activities, same answers. Super frustrating especially with the timing.

0 coins

This is exactly the kind of situation where getting through to an actual EDD agent is crucial. The Claimyr service I mentioned earlier in the thread is really useful for this - claimyr.com - when you need to talk to someone and actually understand why your claim is in adjudication rather than just waiting and wondering.

0 coins

I'll check that out, thanks. I've been calling every morning and can't get through to anyone

0 coins

EDD doesn't care about your personal finances AT ALL beyond what you report as wages. I've had coworkers buy cars, take vacations, invest in stocks, all while on unemployment and never had an issue. The only thing that ends benefits is finding a job that pays above your weekly benefit amount or doing something that disqualifies you like refusing suitable work. House purchase is totally fine.

0 coins

Hearing multiple people say the same thing is really reassuring. I think I've been catastrophizing this.

0 coins

Completely understandable to be worried, EDD is confusing enough even without adding a major life purchase into the mix. But this specific thing is not an issue.

0 coins

For the mortgage income documentation side - one document that can sometimes help is the California EDD Award Letter or benefit verification statement showing your weekly benefit amount. Some lenders will at least use it to document your current income situation even if they can't count it toward qualifying income. You can get this through your UI Online account or by requesting it from EDD directly.

0 coins

Can I just print something from UI Online or does it need to come directly from EDD with some kind of official stamp or signature?

0 coins

Depends on the lender. Some accept UI Online printouts, others want a letter directly from EDD. Definitely clarify with your loan officer what format they need before you spend time chasing documentation.

0 coins

My lender accepted a screenshot from UI Online with my name and benefit amount visible. Others might be stricter. Just ask early so you're not scrambling at closing.

0 coins

lol my friend told me you can't get a mortgage while unemployed at all, guess that's not entirely true? she was pretty confident about it

0 coins

It's more nuanced than that. You CAN get a mortgage while unemployed but it's significantly harder because lenders want to see stable income. If you have a co-borrower with solid income, substantial assets, or other compensating factors, it's definitely possible. It's not an automatic disqualification.

0 coins

oh interesting. she probably just meant it's really hard not literally impossible

0 coins

Yeah 'basically impossible' probably feels true for most single-income situations but with a co-borrower who's employed it's a different story entirely

0 coins

Just want to add from personal experience - when we were buying and I was between jobs, the most stressful part was the timing. Mortgage approvals can take 30-60 days and your employment situation can change during that window. If you get a job offer during closing that can actually complicate things because the lender has to re-verify everything. Just something to be prepared for.

0 coins

Oh interesting, I hadn't thought about it from that direction - what if I GET a job during the process and have to report earnings to EDD AND notify the lender. That's a whole other layer.

0 coins

Yeah your loan officer should walk you through what happens in that scenario. From the EDD side, you'd need to report earnings on your weekly certification for any week you worked and your benefit would be reduced or eliminated depending on how much you earned.

0 coins

Correct - and if you start a job and your earnings exceed your weekly benefit amount, your UI payments stop. If you earn less than your weekly benefit amount in a given week, EDD uses a partial benefit formula. You'd want to keep certifying until you're consistently earning above your benefit amount.

0 coins

The other thing I'd mention is - don't try to hide or misrepresent your unemployment status on the mortgage application. That's mortgage fraud. Be upfront with your lender about your situation and let them tell you how to properly document it. Lenders deal with unusual employment situations all the time.

0 coins

Oh absolutely, I would never try to misrepresent anything. We want everything to be completely above board.

0 coins

Didn't assume you would, just a general caution because I've seen people on forums suggest 'just don't mention it' as advice and that's terrible advice that could constitute fraud.

0 coins

100% this. the lender WILL verify employment status, trying to hide it just creates bigger problems down the line

0 coins

does edd ever find out stuff from like public records? like would they see the house purchase in county records or whatever

0 coins

EDD does cross-reference various databases for fraud detection purposes, yes. But again - owning property is not a basis for disqualification. There's nothing fraudulent about buying a house while collecting lawfully earned unemployment benefits. The databases they check are primarily looking for unreported wages from employers.

0 coins

ok that makes sense, i was just wondering if there was like a Big Brother situation going on lol

0 coins

EDD has enough trouble keeping track of actual wage fraud, they're definitely not flagging people for real estate purchases haha

0 coins

UPDATE on my adjudication situation - I finally got through to someone at EDD after using Claimyr (mentioned earlier in this thread). Turns out my claim was flagged because one of my former employer's accounts showed a discrepancy in the wages reported. Had nothing to do with anything I did wrong. The agent resolved it on the call and my payments resumed within 48 hours. To OP's question - the agent also confirmed to me directly that there are no rules about property ownership affecting UI eligibility. So that's a double confirmation from an actual EDD rep.

0 coins

So glad you got that resolved! And thank you for the direct confirmation from the source. That really puts my mind at ease.

0 coins

Good outcome! Employer wage reporting discrepancies are actually a really common cause of unexpected adjudication holds. Glad you were able to get it cleared up quickly.

0 coins

This is good to know. Going to save the Claimyr info for next time I can't get through because EDD phone lines are genuinely impossible sometimes

0 coins

One thing nobody's mentioned - while the house PURCHASE doesn't affect your UI, make sure you're thinking about the TIMING of your certifications around closing day. Closing days are chaotic, you're signing a million documents, wiring funds, coordinating with realtors and title companies. Don't let that chaos cause you to miss your EDD certification deadline for the week. Set a phone reminder.

0 coins

Oh this is such a practical tip, thank you. I could totally see myself forgetting a certification in the middle of all that chaos.

0 coins

Happened to a coworker. She missed a certification during her closing week and had to call EDD to sort out the missed week. Wasn't a huge deal in the end but it was extra stress she didn't need.

0 coins

You can certify as early as Sunday morning for the prior week in most cases. Just do it at the start of the week to remove that variable entirely.

0 coins

Has anyone ever had their unemployment benefits affect their credit score or anything like that? Like does EDD report to credit bureaus?

0 coins

No. Receiving unemployment benefits has no impact on your credit score whatsoever. EDD does not report to credit bureaus. The only credit-related consideration is if you ever had an overpayment and it went to collections, but receiving regular benefits is entirely invisible to the credit system.

0 coins

Good to know! Was just curious since we're in home buying mode and I'm paranoid about anything that might affect our credit right now

0 coins

Completely reasonable to ask. And to answer the inverse question too - your credit score does not affect your EDD eligibility. The two systems are completely separate.

0 coins

OP here with an UPDATE - we officially closed on our house last week! For anyone who finds this thread later wondering the same thing: buying a house while on California EDD unemployment did not affect my benefits in any way. I kept certifying every week, completed my job search activities, and EDD has no idea or doesn't care that I purchased property. The mortgage was qualified primarily on my partner's income. The only thing I'd add is what others mentioned - keep up with your weekly certifications religiously during the closing process because it gets crazy busy. Thanks everyone for the help and reassurance!

0 coins

Congrats on the new house!! Thanks for coming back to update, these threads are so much more helpful when OP actually reports back on what happened.

0 coins

Congratulations! And great of you to close the loop for future searchers. This thread should be really useful for anyone in a similar situation.

0 coins

Awesome news! Good luck with the job search too. Once you land something, remember to properly close out your EDD claim by certifying the last weeks accurately and reporting your start date.

0 coins

congrats!!! and yes thank u for updating, so many threads just end with no resolution lol
