Does Washington ESD unemployment count as income for mortgage applications?
I've been on unemployment for about 6 weeks now and my wife and I found a house we want to buy. The mortgage broker is asking about my income and I'm not sure if my Washington ESD benefits count as qualifying income? I'm getting $847 per week which is decent but I don't know if lenders will accept unemployment benefits. Has anyone here gotten approved for a mortgage while collecting UI benefits? Really hoping we don't lose this house opportunity.

Most lenders won't count unemployment as qualifying income for a mortgage unfortunately. They consider it temporary income and want to see stable employment history. You might need to wait until you're back to work with a few paystubs.

•That's what I was afraid of. How long do I typically need to be back at work before applying?

•Usually they want to see at least 30-60 days of employment with paystubs, sometimes longer depending on the lender.

I work in lending and can confirm that unemployment benefits are generally not considered qualifying income by most conventional lenders. However, some portfolio lenders or credit unions might be more flexible, especially if you have other income sources or strong credit.

•My wife works full time making about $65k. Would that help our case at all?

•Absolutely! If her income alone qualifies you for the loan amount you need, that changes everything. You might be able to apply with just her income.

been trying to reach Washington ESD for weeks about my claim status and cant get through to anyone. the phone system is a nightmare - keeps hanging up on me after waiting forever

•I had the same problem until someone told me about Claimyr. It's a service that calls Washington ESD for you and gets you through to an actual agent. Check out claimyr.com - they have a demo video at https://youtu.be/7DieNd3C7zQ that shows how it works.

Some FHA lenders might consider unemployment income if you can show it's going to continue for a certain period. You'd need documentation from Washington ESD showing your benefit period and remaining balance.

•How would I get that documentation? My online account just shows my weekly claim history.

•You'd probably need to call Washington ESD and request a benefit verification letter. They can provide official documentation of your claim.

this is why the system is broken - people need housing but cant get it because of stupid lending rules. unemployment is still income!

•I understand the frustration, but lenders have to follow federal guidelines about income stability. Unemployment benefits are designed to be temporary by nature.

•temporary or not its still money coming in every week. ridiculous that they wont count it

If your wife's income alone won't qualify, you might want to consider waiting. The housing market is competitive right now anyway, so taking time to improve your financial position could work in your favor.

•We're worried about interest rates going up more though. Feels like we're stuck between bad options.

•I felt the same way last year but ended up getting a better deal after waiting a few months and getting back to work. Sometimes patience pays off.

Check with local credit unions - they sometimes have more flexible underwriting than big banks. My credit union considered my unemployment when I had steady work history before losing my job.

•That's a good idea. I'll call around to some local credit unions tomorrow.

•Definitely worth trying. Explain your situation and employment prospects - some will work with you if they see you as low risk overall.

Had similar issue last year. Ended up using Claimyr to get through to Washington ESD about extending my benefits. The extra weeks of unemployment helped bridge the gap until I found work. Worth looking into if you need more time.

•How long did it take Claimyr to get you connected to someone at Washington ESD?

•Usually same day, sometimes within a few hours. Way better than spending all day trying to call myself.

Make sure you're actively job searching and keeping your job search log updated while you figure this out. Washington ESD requires 3 job contacts per week and they do audit claims.

•Yeah I've been keeping track. Using WorkSourceWA mostly for applications.

•WorkSourceWA counts as one contact per week max, make sure you're doing other applications too or you might have issues.

what about VA loans? do they have different rules about unemployment income?

Liam McGuire
•VA loans follow similar guidelines - they want stable, continuing income. Unemployment benefits typically don't qualify there either.

•figures. everything is stacked against regular people trying to buy homes

You might want to get pre-qualified based on your wife's income alone first. That way you know exactly what price range you can afford without counting your unemployment.

•Good point. We haven't actually run the numbers with just her income yet.

•Definitely do that before you get too attached to any particular house. Better to know your limits upfront.

I got approved while on unemployment but it was through a portfolio lender and I had to put 25% down. Not ideal but it worked. Shop around - don't just go with the first lender.

Mei Wong
•We only have about 10% saved for down payment. 25% would be impossible for us right now.

•Yeah that's tough. Might need to wait and save more or find work first. Every situation is different though.

whatever you do dont lie about your employment status on the application. mortgage fraud is serious business and they will find out

Mei Wong
•Definitely not planning to lie about anything. Just trying to understand what counts as income.

Been there! Used Claimyr twice now when I had issues with my Washington ESD claim. Once for adjudication problems and once for job search requirement questions. Both times they got me through to someone who could actually help instead of just the automated system.

•Is there a cost for using Claimyr or is it free?

•There is a fee but honestly it was worth it to avoid spending entire days trying to get through myself. Time is money.

Consider looking into first-time homebuyer programs in your area. Some have more flexible income requirements or might consider unemployment differently.

Mei Wong
•We looked into those but most still require stable employment history. Worth checking again though.

•Programs change all the time so definitely worth a second look. Local housing authorities might have different options.

If you do find work soon, make sure to keep all your paystubs and employment verification docs organized. Lenders will want to see everything when you reapply.

Just my 2 cents but maybe this is a sign you should wait. Buying a house while unemployed seems risky even if you could get approved somehow.
